River Cottage

River CottageA good opportunity to buy a well-located property, just 35 minutes from St. Malo set in its own grounds,  located in the picturesque town of Evran,.  The immediate surrounding area is rural and agricultural, with a small orchard over the road and cows and horses in the immediate vicinity.  Other houses, while nearby, do not intrude.  

The advantage of being close to the village, whilst being totally detached and without neighbours overlooking (a rare commodity in such a village),  is that all the facilities are within easy walking distance, starting with the bakery the other side of the canal bridge, ironmongers, three bars, a “tabac” (selling stamps etc.), two restaurants (one run by a Jersey couple), a small “centre commercial”, which includes a “superette”, a newsagent, hairdresser, flower vendor and a bakery.  Also in the town are two banks, a pharmacy, two  hairdressers, an estate agent, two other bakeries, an antiques shop, three garages (two of which sell petrol) and of course the church and town hall, along with other facilities.  All of this is within very easy walking distance of the cottage,

The house itself is  much more spacious inside than the picture of  the front conveys, since it has a living room, kitchen, two bedrooms, bathroom and toilet, a full cellar (split into two sections) and an attic, as well as a raised deck facing west at the back of the house and reached through the kitchen door.  There is plenty of parking  and there is also a covered garage in the garden. There is potential to expand the house upwards into the attic space and also below (by converting the cellars) and to the west.  It is approximately one hundred years old and has retained its original simplicity but has amenities and is habitable. 

The house is entered through a wide, double-opening door, and the wide entrance hallway has doors to the living room, kitchen, both bedrooms and the bathroom and toilet.  Through an arched doorway, the kitchen leads to the living room, with a log burner set in a red brick surround. The bathroom is fully equipped, with a full-sized bath, shower screen and washbasin and there is a separate toilet next door. The attic is floored out and has a window.  At present it is used for storage but could very easily be altered to provide further space.

The Basement covers the full width of the house and is split into two sections and has been  used as a workshop and washroom/storage area.  Fully–fledged "DIYers" could “tank” out this room for extra living space (as has been done in a nearby property, owned by an English speaker).  Windows incorporated in both rooms.

The garden with  its own small freshwater well has been restored to a full lawn, split into several areas, mostly separated by small privet hedges, with a lawn at the back of the house and seating areas underneath the walnut and apple trees. Apart from the man house there are outhouses which serve  as a garage and storage.   Tended by a professional gardener for the last three years,  the garden is effectively enclosed, with a small overflow stream from the Linon River to the south which is a charming addition but not a problem as the property is well elevated above water level and does not flood. 

 

There is a regular bus which goes to Dinan, Dinard and Rennes, which tie in with the TGV trains to Paris.  The TGV can be accessed from St. Malo and Dol-de-Bretagne and there are two trains a day direct to Paris from Dol, and trains to Charles De Gaulle Airport (Paris).   Two hours from Rennes to Paris and approximately two and half hours to Paris from Dol
