The cottage is situated in the countryside but only a two minute drive into the nearby village and a five minute drive from the centre of medieval Dol de Bretagne and ten minutes away from the beaches of the bay of Saint Malo and half an hour from the port of St. Malo,
The ground floor comprises a large living area with kitchen area and working stone fireplace. The floor is tiled. There is a TV point in this room as well as in the bedrooms and satellite providing English television as well as a French TV aerial.
On the first floor there are two bedrooms and a third which was to be converted into a bathroom. There is also a mezzanine area which offers the possibility of a third bedroom by constructing the bathroom on the mezzanine instead of the third bedroom.
Outside there is a large garage with a storage room underneath. The garden is medium sized, manageable and pleasantly sheltered with apple and cherry trees and a walnut tree. Mont Dol is visible from the garden.
The house is regretfully being sold as the owner is unable to visit France to complete the renovation work which was started and was living in the house but decided to return to Jersey for family reasons.
The building forms the end of a terrace of houses. The structure is sound and a new roof has been fitted, as have new double glazed windows. It is insulated but just needs wiring work finishing, a bathroom completing and decorating.
Although there is no indoor bathroom presently there is a building outside which contains a bathroom as well as utility room which house the water heater for the bathroom and the house. The bathroom is quite civilised and fully tiled with bath, basin and separate toilet! In the future it would be a useful addition to the house bathroom as well as the adjacent laundry room.
The area is delightful, in the countryside but close to civilisation. Dol de Bretagne is a mediaeval market town with timbered houses and holds a huge market on Saturday mornings. There are plenty of shops, restaurants and bars. There is a hypermarket a short distance away.
The area is very proud of the opening of the biggest cabaret in North West France this year, which is roughly a quarter of an hour drive from the house and the nearby village (one minute drive away) has shops, bar and a restaurant.
The nearby beaches form part of the Route de la Baie which runs from Cancale to Mont St. Michel and then on to Granville. Close by Cherruix is famous for its Sand Yacht racing where various championship events take place. There is a charming area of the town on the Cherruix beachside with restaurants and a children's play area.
